In Conversation with Yoel Shargian and Elena Sarkissian

Gramercy Park has long been cherished as a storied enclave defined by its iron gates and historic architecture. But today, a new era of residential development is evolving the landscape, with 200E20TH leading the charge. Designed by CetraRuddy, the bronze-clad, curvilinear tower is more than just a striking contemporary addition to the skyline; it is a market-defining project for the neighborhood’s future.

We had a chat with developer Yoel Shargian and Sales Director Elena Sarkissian to discuss how the project filled a specific market gap, the strategic arrival of [solidcore] at its base, and why wellness and sustainability were the ultimate drivers of the project’s incredible sales success.

(Elena) 200E20TH has achieved incredible sales velocity since launching and is already nearing a total sell-out. What was missing in the Gramercy residential market that this project finally provided for the 2026 buyer?

Gramercy has always been a coveted enclave, known for its village-like feeling and beautiful historic townhomes situated around the world’s most iconic private garden. With 200E20TH, we have evolved that vernacular – and also the lifestyle. Designed by CetraRuddy, our condominium brings a contemporary interpretation to Gramercy living through striking design and the perfect amenities collection.

200E20TH is nearly sold out. The success of sales is the ultimate proof that buyers here were seeking a product that met the lifestyle needs of today, but still felt in context with the charm of the neighborhood.

(Yoel) The architecture by CetraRuddy features striking curved edges and a bronze-colored facade. How does this design bridge the gap between Gramercy’s historic Beaux-Arts roots and a more contemporary future?

Working with CetraRuddy, we envisioned a curvilinear form and a bronze palette to evoke the timeless elegance of the Beaux-Arts era in a way that is undeniably modern. The curves soften the building’s presence on the corner, making it feel organic rather than imposing. It’s a new kind of feel that respects the neighborhood’s scale, while signaling a new architectural language – and era –  for the neighborhood.

(Yoel) In a neighborhood as historic as Gramercy, 200E20TH stands out as a model for modern, sustainable development. Can you speak to how you integrated high-performance, energy-efficient elements to set a new benchmark for sustainable luxury in Manhattan? How does this enhance the comfort and long-term value for residents?

Sustainability is the ultimate luxury because it directly impacts the quality of life in your home. We utilized a high-performance building envelope and specialized curtain wall systems that improve natural air ventilation and access to daylight across all homes. For the resident, this means more sunlight, superior acoustic insulation and thermal comfort. For the investor, it’s about future-proofing. By building to these standards now, we’ve protected our buyers from the rising costs of energy inefficiency and the penalties associated with more stringent building regulations now and in the future.

(Yoel) Buyers today are looking for homes that support their health. How did you align the building’s rigorous building standards and luxurious finishes with your vision for the amenities to solidify 200E20TH as a benchmark for at-home wellness?

It starts with the bones of the building, using high quality materials like Italian White Oak and Calacatta Oro marble to create a tactile and natural environment. We then layered in programming that touches in all facets of wellness, from physical and mental health.

Our fitness center features the latest in high-tech training, including the OxeFit AI-powered equipment line, which offers residents personalized workout analytics and data-driven training usually reserved for professional athletes. We also recognized that connection to nature is vital.

Many of our homes feature private outdoor space, while our Secret Garden provides a healing, meditative sanctuary for quiet reprieve. To round out the experience, the landscaped roof deck offers a sophisticated communal space specifically designed for outdoor entertaining against the Manhattan skyline. Together, these elements provide a truly holistic package that supports the way our residents live today.

(Elena) With the building nearing sell-out, how does the success of this project change the conversation around new development near Gramercy Park?

Gramercy is in a new era. The success of 200E20TH proves that the borers of prime Gramercy have expanded beyond the square. New Yorkers and second-home buyers have been waiting for a fully amenitized product that offers the conveniences of 21st-century living alongside bold design. We’ve shown that a contemporary aesthetic and lifestyle experience has deep resonance in a neighborhood famous for its historic architecture.

(Yoel) [solidcore] is opening its newest flagship at the base of 200E20TH. Why was it strategic to bring in a high-intensity wellness anchor like [solidcore], and how does it redefine this specific corridor of 3rd Avenue?

Retail should be an extension of a building’s DNA. Bringing [solidcore] to the base of 200E20TH was a deliberate move to align the street-level experience with the wellness-focused lifestyle we’ve created for our residents. It transforms this corner into a fitness destination for the entire neighborhood. Having a premier brand like [solidcore] at the doorstep adds an incredible layer of convenience and reinforces the building’s identity as a lifestyle destination. It truly uplifts the area, adding a high-caliber amenity to the emerging commercial corridor on 3rd Avenue.

(Yoel) With the building complete and nearly sold out, how will the success of 200E20TH serve as a blueprint for your future development strategy?

The success of 200E20TH has proven that luxury is now defined by how a home supports a resident’s lifestyle. Our blueprint for the future is to continue prioritizing that balance, pairing high-end finishes with the modern conveniences that matter most today. It’s about more than just the aesthetic; it’s the quality of sustainable engineering, the ease of integrated wellness, and a vital connection to outdoor space. When these elements come together, the result is more than just a building; it’s a high-performance sanctuary that doesn’t just look beautiful, it actively enhances the life lived within it.
